The Stritzel Company, representing Screaming Eagle Development of St. Louis Missouri, is pleased to introduce Martin and Maxwell, a dual-building development consisting of two, 4-story apartment buildings totaling 100 units in the historic Union Hill neighborhood of Kansas City.

Just a half block east of the future streetcar stop at 31st and Main, and at the base of the KCPT transmission tower, lie two crumbling parking lots full of potential. It's a potential that the Stritzel Company is pleased to tap into in order to redefine apartment living in the Union Hill neighborhood.
Using the Main Corridor Overlay District as a guide when it comes down to design, Ebersoldt and Associates designed a building that invokes the Mid-Century modern design style that enhances the western entrance into the Martini Corner district and the southern entrance into the Union Hill neighborhood.
Playing on the topography of the site, the building is stepped halfway across so that both the hard corner of 31st/Walnut and 31st/Grand are 4-stories in height. The elevation change also lends itself to conceal most the larger building's 82-space parking garage. The garage will be accessed through an existing curb-cut along Walnut Street. The smaller building will feature a 17-space parking garage accessed from the alley. On Grand Avenue, a 2000sf retail space is included and sets up well for a bakery, cafe, or neighborhood bar. Both building lobbies will be on Grand.
The larger building, Martin, is a "U" shaped building with the back of the "U" fronting 31st Street and the arms facing the neighborhood. The seller building, Maxwell, is an "I" shape.
Residents can expect apartments to include a warm and welcoming design. Kitchens will feature blonde wood cabinetry beautifully contrasted with quartz countertops, stainless steel appliances, and tile backsplashes. Flooring in the living room and kitchen areas will be hardwood, the bedrooms will have carpet and bathrooms will have tile. Residents can also expect modern conveniences all controlled from their cell phone or tablet such as window shades, heating/cooling, lighting, guest access, and even the ability to open their unit’s door.
Amenities will include a fitness center, remote work lounges, sky lounge, sun deck, pool, and dog wash. A select number of E-Bikes and E-Scooters will also be offered to residents as a convenience amenity. Coupled with the streetcar system, this amenity allows them to get around town using a transportation method other than a car.
Pending city approvals, the intent is to begin construction on this project in Q3 2023 with the intent to complete construction in Q4 2024.
